In some cases that's true but a lot of times I think we know what we have while we have it but whens its gone we realize we may have not appreciated it like we should have.

Yes, I totally took my mom or granted.I was so selfish, she gave me so much, and I did nothing in return.She got cancer and died.I was devastated and still am.I cry on Mothers Day, visit her grave and wish I would of done more for her.Too late.

I think it's true because sometimes you feel like you rather have something better than what you have right now. Then, soon you don't have it anymore and you will want it back. It happens a lot to me.
True, because we take what we have for granted. When it's gone, then we realize what good we had with that someone or something.
Sure, we understand what we have, but the saying refers back to how much that someone or something really means to you and sometimes we don't fully comprehend how much that really is until it's gone and we miss it.
